- £10,000 is the most that can be awarded in any five-year period, including earlier repairs grants
What it funds
- Repairs for category 1 and 2 hazards as assessed by the Council under the HHSRS
- Installing full gas central heating with a condensing combination boiler, or low-carbon alternative where appropriate
- Replacement boilers that are over 20 years old and in poor condition
- Installation of 270mm loft insulation and cavity wall insulation (where appropriate)
- Making adjustments to the property ensure an Energy Performance Certificate (EPC) rating of C at a minimum
Boiler replacement needs evidence that the boiler has been regularly serviced and maintained.

- Ongoing regular cleaning, maintenance and redecoration of the property
- Ongoing regular cleaning, maintenance and redecoration of the common parts of the building containing flats
- Repair or replacement of lifts, or any works to the grounds around a building containing flats

How to apply
- Make an enquiry by emailing grantsandloans@lewisham.gov.uk or calling the Private Sector Housing Agency on 020 8314 6622
- A council officer contacts you for a means-test assessment and tells you of any contribution you would need to make
- Submit a valid application: the prescribed application form with the supporting documents
- The council writes to approve or refuse, setting out eligible works, grant (and any loan) amount, your contribution and conditions
The grant is registered as a local land charge; grants over £5,000 carry a five-year condition period from completion.
Where the council acts as agent organising and supervising the work, a fee of 17.5% of scheme costs (capped at £5,000) applies; funding is limited and the council can pause applications.
